Finding money sources?

I have a) a patent and b) a potentially rewarding lawsuit. I don’t have the $$$ necessary to sell or license the Intellectual Property (patent) or to do the preliminary legal work to get things to the point where a law firm may be interested in a contingency fee agreement. I probably need a minimum of $50K up to $100K. Would offer 5 to 10X return if a license/sale and/or legal settlement/recovery is made. I know — tough deal. Any suggestions?
